Voids Maintenance is a key product in Morrison’s suite of services to the social housing sector.
A key feature of successful housing management is to ensure that when houses are vacated that they are returned to a lettable standard as quickly as possible. We support our clients minimise vacancy rates by providing a Voids Maintenance service that makes sure that a property is kept fully secure whilst vacant and that the house is cleaned and repaired rapidly. This allows the property to be reoccupied in the shortest possible time.
Immediately upon vacation it is essential that a void property is made fully secured, Morrison will undertake all security works immediately and will programme all house clearance and repair works soon after. The scope of the repair works undertaken can vary from basic housing maintenance to full building refurbishment, which may include rewiring and the provision of new central heating to the replacement of bathroom and kitchen fittings.
Some clients will use the void period to raise the standard of the property to Decent Homes standards. As a Decent Homes contractor we can integrate our Voids Maintenance service with capital refurbishment programmes this makes sure that maximum benefit is drawn in the short period of time that a house is unoccupied.
We can provide a Voids Maintenance service under partnering arrangements which incentivise the rapid return of a property to lettable standards. Key Performance Indicators may be linked to financial incentives so that our payment is linked to the speed and quality of the works we undertake.
