Building Services

Morrison provides both planned maintenance and reactive building repair services. Planned maintenance services include servicing of all Plant such as heating, ventilation and air-conditioning systems, as well as electrical equipment testing such as Fixed Electrical and Portable Appliance testing. Morrison also carries out repairs and maintenance to the building fabric including gutter clearance, damaged window frame replacement  and Compliance testing such as water treatment to minimise the risk of Legionella.

Reactive maintenance visits are triggered by our Helpdesk system and are attended to within contract  specific time limits according to the nature of the problem. Normally adherence to these time limits would be one of the KPI measures discussed .  On some contracts Morrison have also developed a multi task operator system. This is where a member of the Morrison team is competent to carry out a variety of minor repair tasks in a single visit.
Building servicesA comprehensive forward maintenance plan, usually on a 5-year basis, is produced to allow each client to budget for building expenditure.  This is based on the condition of the buildings or the plant within.  Generally this is assessed on condition versus priority and ensures savings due to reduced downtime and disruption to business.  For example, a boiler may meet current regulations but proposed legislation changes may mean costs will need to be considered in year 3 or 4 of a given  contract.

Morrison maintains full asset registers for each premise on our CAFM database.  These are kept on four tiers of information where the assets are grouped to aid reporting of trends and statistics in the building or across the estate.  Likewise the locations of the assets are recorded through out the buildings for reporting purposes.
