The Gateshead Housing Company (GHC) is an Arms Length Management Organisation (ALMO) owned by Gateshead Council. It is responsible for the day-to-day management of Gateshead Council's homes and the programming of five year, £160million Decent Homes capital works project.
In October 2004 Morrison Facilities Services (FS) secured an initial £6 million partnering contract with the Gateshead Housing Company to provide repairs and maintenance services to the 6,000 homes within Gateshead’s Neighbourhood Management Area South. Securing this contract involved the initial transfer of 70 members of the housing company’s direct labour organisation under TUPE regulations. In November 2004 a £17.5 million Decent Homes partnering contract was secured with GHC, which is now being delivered in parallel with the repairs and maintenance services.
In addition a further £16million of repairs and maintenance services to the GHC’s 17,500 houses in the West, Inner West, East and Central Neighbourhood Management Areas has been secured. This second partnering was won in competition with GHC’s Direct Labour Organisation and involves the transfer of a further 350 staff to Morrison FS.
Whilst still in a relatively early stage of its development and with a substantial capital works programme underway, the example of our partnering contract with GCH has been used as an example of how Morrison FS has been able to develop productive Decent Homes partnering relationships with our clients from the outset.
In less than twelve months the partnership has been able to mobilise a significant Decent Homes programme and have already completed £7million capital works. Morrison FS has developed a customer focussed culture with our Resident Liaison Team playing a key role in the management of this programme ensuring that all residents are fully communicated with from scheme design to project execution and completion.
